WHAT IS TECHNICAL BUILDINGS INSPECTION?
The TBI Buildings or Technical Building Inspection (TBI), monitors the “health” of the buildings from time to time. It is an obligated maintenance that is carried out in a preventive way for the revision of elements that affect the security of a building and the people who live in it. The TBI are regulated by the Spanish Royal Decree-Law 8/2011 of 1 July and by the different Provincial or Municipal Ordinances, which determine the regulations established in each of the inspections.
WHAT IS THE PROCESS OF TBI BUILDING?
- Management of the process: to carry out the inspection, to elaborate the documentation and to validate it, to present it before the competent organism (Management of Urbanism of the city council that corresponds). Control of the state of the file until its finalization.
- We will contribute budget without commitment for the works to be carried out.
- Dealing with the aid offered by the Town Hall of Malaga and the Regional Government of Andalusia.
OBLIGATIONS FOR THE PRESENTATION OF THE TBI MÁLAGA
The Ordinance of Conservation and Building Technical Inspection, approved by the Excmo. Ayuntamiento de Málaga (B.O.P. of October 27, 2006) establishes the obligation for the owners of constructions and buildings to carry out a periodic inspection to determine the state of conservation of the same and avoid the consequences that non-compliance with the duty of conservation may cause.
WHICH BUILDINGS ARE SUBJECT TO INSPECTION?
All buildings that are protected and/or more than 20 years old, located within the municipality of Málaga, whatever their use or ownership.
WHO IS REQUIRED TO CARRY OUT A TECHNICAL INSPECTION OF BUILDINGS?
Owners, natural or legal persons. In the case of dwellings or premises integrated in Communities of owners, the obligation corresponds to the Community itself.

WHEN SHOULD WE PRESENT THE FIRST INSPECTION (TBI BUILDINGS)?
Buildings constructed or renovated – Deadline 1st ITE report – before 1907 or listed buildings: 11-11-2008 – between 1907 and 1931: 11-11-2009 – between 1932 and 1956: 11-11-2011 – between 1957 and 1981: 11-11-2013 – between 1962 and 1996: 11-11-2016 – 1997 and following: 31 December of next year after 20 years old

WHAT IS THE DEADLINE FOR PRESENTING THE 2ND AND SUCCESSIVE INSPECTION REPORTS?
If the building is less than 50 years, the next inspection report shall be submitted after 15 years. If it is older than 50 years, it must be presented after 10 years
EVALUATING BUILDING QUALITY
The TBI is the technical inspection of buildings consists of a technical evaluation of the condition of buildings in order to verify the conditions of safety, health and ornament contained in the Municipal General Management Plan. Regulated by an Ordinance of the Excmo Ayuntamiento de Málaga approved on 28 September 2006.
